Lot Fit Matrix

This is put together for the sales consultants to determine which houses will fit on certain lots. For example, if a potential home buyer wants to know if a particular floor plan would fit on a particular lot, the lot fit matix would show if it fits.

Plot Plans   

Once a home buyer selects the floor plan and the lot, a plot plan is drawn to show the placement of the house as it will be situated on the lot. The plot plan also shows the square footage of sod and concrete and linear fence for material estimating purposes.

Lot Re-stake

If the form setter has difficulties locating the property corners to set the form, our field crew will re-locate the pins that were set by the developer so the form setter can set the forms.

Form Survey

After the forms are in place our field crew will measure the form to determine the actual location on the lot before concrete is poured. Particularly we are making sure that the form does not encroach into an underground or overhead utility easement or building set back line according to the deed restrictions and or title commitment provided by the title company. Our office will provide a drawing of such to the construction manager before the concrete is poured. It is strongly recommended that the slab not be poured without having a copy of the form survey. At times the height of form elevation above sea level is required by local municipalities such as Missouri City.

 

Final Survey

Once the house is completed and the fences and flatwork are in, our field crew will measure the slab and show the fences. The buyers name, lender and title company are added to the survey and sent to the title company for closing.

 

Up-date

The date on the final survey is good for 90 days, depending on the lender. If the house did not close as scheduled and the lender requests a current date, our field crew must visit the property and verify that there has been no changes made since the last visit or add any changes as applicable.

 

Elevation Certificate (FEMA)

If the property is in a flood plain, a FEMA Certificate is necessary to determine flood insurance premium rates.
